Buying with a VA-backed loan

A benefit worth understanding.

01 · DOWN PAYMENT

More flexibility up front

Eligible buyers may be able to purchase without a down payment. Your entitlement, lender requirements and the home's appraised value affect your options.

02 · MONTHLY COSTS

No monthly mortgage insurance

VA-backed purchase loans do not require private mortgage insurance. Budget for the mortgage payment, taxes, insurance and any association dues.

03 · YOUR NEXT STEP

A plan built around you

Tell us where you want to move, your timing and what matters in a home. We’ll help organize your search and coordinate with the lender you choose.

Local experience · Team support

You don’t have to figure it out alone.

Broker-owner James Gillen has helped many buyers purchase homes using VA financing. Our team brings that practical experience to the home search, offer and closing process.

We help you compare homes, plan tours, discuss offer terms and stay in touch with your lender. You choose your lender; working with our team does not require using an affiliate.

Your path to home

  1. Confirm your benefit. A Certificate of Eligibility helps your lender verify eligibility. It is not a loan approval.
  2. Choose a lender and budget. Compare loan estimates and discuss preapproval, credit, income and cash needed to close.
  3. Find a home and make an offer. Your agent helps with the search, offer terms and applicable VA contract protections.
  4. Inspect, appraise and close. A VA appraisal reviews value and minimum property requirements; a home inspection is a separate step. Final approval comes from your lender.

Good questions, clear answers

Before you start searching.

A little preparation helps you move forward with confidence. Use these basics to start a conversation with your lender and real estate agent.

Who may qualify?

Eligibility can include qualifying Veterans, service members and certain surviving spouses. Service requirements and individual circumstances vary. VA determines benefit eligibility; your lender also reviews credit, income and other loan requirements.

Does no down payment mean no closing costs?

No. Closing costs, prepaid expenses and a VA funding fee may apply. Some buyers are exempt from the funding fee. Ask your lender for an itemized estimate and confirmation of any exemption.

What credit score do I need?

VA does not set a minimum credit score, but lenders may set their own credit requirements. Your lender reviews credit history, income, debts and other underwriting requirements. Ask about your individual options rather than assuming approval or disqualification from a score alone.

Can our agent help negotiate costs and repairs?

Yes. Your agent can help you discuss seller-paid closing costs, appropriate concessions, repairs and contract terms with the seller and your chosen lender. These items are negotiable, not guaranteed. VA treats ordinary closing-cost credits differently from seller concessions; your lender should confirm the applicable limits before an offer is finalized.

Can I buy any home with a VA loan?

The home generally must be your residence and meet VA and lender requirements. Condominiums have additional project requirements. Homes in our general search are not automatically VA-approved.

Is a VA appraisal the same as an inspection?

No. An appraisal addresses value and minimum property requirements. A separate home inspection can help you understand the property's condition before buying.

Do I have to use a particular lender?

No. You may choose and compare lenders. Our role is to help you buy a home and coordinate with the professionals you select.
