Selling starts well before the first showing. Before you buy paint, order new countertops, or start packing every cupboard, take a step back. A good preparation plan fits your home, your timeline, and the amount of work you can realistically take on.
Start with your next chapter
Write down why you are moving, when you would ideally like to move, and which parts of the process feel uncertain. Are you coordinating a purchase, clearing out a long-time home, or simply exploring your options? Share those details with your agent early. They help shape a practical sequence instead of an exhausting to-do list.
Walk through with fresh eyes
Begin at the curb and follow the path a visitor would take. Notice the entry, lighting, floor space, and the first view into each room. Make three lists: routine cleaning, small repairs, and larger questions to discuss with your agent. A sticking door or cluttered hallway calls for a different response than an aging roof.
Focus on three first impressions
1. Curb appeal. Clear the walkway, tidy landscaping, clean the front door, and make the entrance easy to find. Work with the season and the condition of the property.
2. Light and space. Clean windows, replace burned-out bulbs, and rearrange furniture where it blocks movement. Aim for rooms that are easy to understand, not rooms stripped of personality.
3. Thoughtful preparation. Reduce excess belongings, clean the surfaces people notice, and address maintenance questions openly. Presentation should help someone see the home clearly, not conceal a problem.
Decide before you spend
A renovation is not automatically the right next step. Ask your agent how the home compares with current alternatives, which issues buyers may ask about, and which projects can reasonably fit your timeline. Get written estimates before choosing larger work. No improvement guarantees a particular sale price or return.
Plan for photography and showings
Agree on a preparation date, a photo date, and a showing routine. Think about pets, medications, personal documents, and everyday items that need a secure place. Discuss the marketing services included in your listing agreement; photography, video, aerial imagery, availability, and costs can vary by agent and property.
